Land reconfiguration or the formation of new easements, rights-of-way, or land severances are common in major new developments. Property reference designs are frequently used to demonstrate the proposed new modifications to the parcel of land that will be subject to examination by the local municipality in order to fulfill this work. These plans are filed with the local Land Registry. They are graphical representations of land descriptions as well as depictions of land divisions under the Planning Act. The reference plans depict the surveyed border and measurements, as well as any physical or documentary evidence that may affect the property's title. This may include the placement of fences, hedges, retaining walls, overhead cables, and other structures.
